Planning Approved Process

Detailed Specifications, Discharge of Conditions and Contract Management (RIBA Stages 4–6)

Once planning consent is secured, we support the delivery of the approved scheme through detailed technical design, consultant coordination, and collaboration with contractors. Our role is to ensure that the design intent is translated accurately into construction information and delivered to a high standard on site.

This level of detail is achieved through your early investment in embedding intelligence into the BIM mode (l during RIBA Stages 1–3), allowing that information to be carried forward and Stage 4 to be developed in far greater detail, with improved accuracy and coordination. This is where that approach pays real dividends for the client reducing ambiguity, giving contractors the clarity needed to price and build with confidence.

In our experience, this level of clarity delivers tangible cost benefits at tender stage — often reducing initial pricing by around 5% or more while ensuring all contractors are pricing against consistent, coordinated information.

We also manage the discharge of planning conditions, preparing and submitting the required information to the local authority in a structured and efficient manner. Wherever possible, this is aligned with the technical design stage to avoid delays and ensure a smooth transition to site.

At this stage, we offer two routes depending on the client’s preferred approach to procurement and delivery.

We can provide a full service, manage the tender process and act as contract administrator throughout construction. This includes preparing tender documentation, issuing information to selected contractors, reviewing returns, and advising on contractor appointment. During construction, we oversee progress, respond to queries, and ensure the works are delivered in accordance with the agreed design, quality, and cost parameters.

Alternatively, where clients have an existing relationship with a trusted contractor, we adopt a more flexible role producing the technical information required to enable that contractor to price and deliver the project effectively. We can remain involved in an advisory capacity during construction, supporting decision-making and helping maintain quality on site.

Our involvement through Stages 4–6 provides continuity from design through to completion, ensuring that early decisions are carried through effectively and that the final built outcome reflects the intent of the approved proposal.
